Reasons for drop:
1) Leasehold property (99 years) - Reduction in market value
Increase in price for (Tampines 5 Room Flat):
However in places such as Tampines
1) Increase of demand as nearby amenities such as Shopping malls (Tampines 1, Tampines mall and Centry Square).
2) Transportation - MRT Lines to be introduced (Greater Connectivity)

Rental prices is not affected as much however it depends on the location, condition of the home and other factors such as near by amenities.
